It passes through Kengeri, Pattanagere, Jnanabharathi, Mysore Road, Majestic, Cubbon Park, MG Road and Indiranagar.

A technology campus cluster. Sattva Global City, and the Global Village Tech Park estate behind R.V. College of Engineering, form a genuine employment base on this corridor.

One of India's densest higher-education concentrations. R.V. College of Engineering, RV University, Don Bosco Institute of Technology, PES University's Ring Road campus, and Bengaluru University's Jnanabharathi campus, all within about nine kilometres.

And the pricing did not follow. Mysore Road apartments average ₹8,100 per sq ft, Rajarajeshwari Nagar ₹8,350 and Kengeri ₹9,250 — meaningfully below the eastern and southern corridors for equivalent employment access, and with better operational metro access than most of them.

Micro Position — Why Mailasandra Specifically

The adjacency is the entire argument. Sattva Global City sits immediately next door — a technology campus reported at roughly 120 acres with approximately 3.3 million sq ft of built-up area, in the RR Nagar belt behind R.V. College of Engineering, about a kilometre from Pattanagere metro station.

Sattva Group owns and operates it. That is what separates this from every other "close to work" claim on the corridor: the developer building the homes is the developer running the campus. For a resident employed there, the commute is a walk across a boundary.

Google's own autocomplete confirms how strongly the two are associated — the top suggestion for "Sattva Mysore Road" is "sattva global city mylasandra".

On the spelling. Mylasandra and Mailasandra are both in active use for the same locality on Mysore Road. The project name and slug use the first; the postal address uses the second. Note that a separate and entirely unrelated Mylasandra exists off Bannerghatta Road in south-east Bengaluru. The pin code disambiguates: this location is 560059.

On the neighbouring pockets. RV Vidyaniketan is the immediate sub-locality, named for the RV education campus and known for its metro connectivity and easy cab and auto availability. Rajarajeshwari Nagar is the larger, established residential belt to the east, and Kengeri the satellite town to the west, both with mature retail, healthcare and schooling.

This is the corridor's strongest asset and the reason to read this section before any other.

From any of these, a single ride reaches KSR Bengaluru City Railway Station and Majestic, then Cubbon Park, MG Road and Indiranagar, continuing east to Whitefield. Trains run from 5 am to 11 pm, every five minutes at peak and every ten to fifteen minutes off-peak.

The practical effect is that a household here can reach the central business district and the eastern corridor without driving. That is not true of most of Bengaluru's newer residential corridors, where the metro remains a line on a plan. This one is running.

The employment base here is a mix rather than a monolith, and that is worth understanding clearly. It is not Whitefield: the total technology employment on this corridor is smaller. What it is instead is a combination of a technology campus cluster, a very large higher-education concentration, and a western industrial spread toward Bidadi — three different demand sources with different cycles.

The education cluster is the underrated part. Five major institutions within nine kilometres produces a large, steady tenant base of faculty, research staff, visiting academics and postgraduate students. Academic tenants rent reliably, move less frequently than corporate tenants, and are relatively insensitive to the technology hiring cycle. For a landlord, that is a genuinely useful diversifier.

BGS Global Hospital at Kengeri, four kilometres away, is the practical answer for anything serious — a tertiary multi-speciality facility. RRMCH adds a medical college hospital at five kilometres. Healthcare access on this corridor is better than most of Bengaluru's peripheral residential markets.

Retail, Dining and Recreation

Malls. Gopalan Arcade Mall and Gopalan Mall are both within a five-to-six kilometre radius. Global Mall, Mantri Arena, Orion and Vega City are a short drive further, and Royal Meenakshi Mall is reachable via NICE Road.

Everyday retail. Mysore Road and Rajarajeshwari Nagar carry a mature high-street base — supermarkets, pharmacies, banks, clinics, restaurants and daily-needs infrastructure built out over decades. This is an established part of the city, not a greenfield periphery, and the convenience layer already exists.

Recreation. The Bengaluru University Jnanabharathi campus green belt, the Turahalli forest area to the south-east, and the open country west toward Bidadi and Ramanagara. The Bengaluru–Mysuru Expressway puts Mysuru within roughly ninety minutes for weekend travel.

The Honest Trade-Offs

The employment base is smaller than the eastern and southern corridors. Sattva Global City and the Global Village Tech Park cluster are real and substantial, but the total technology employment on Mysore Road does not approach Whitefield's or Electronic City's. If your work is in either of those, the cross-city commute from here is long — and the fact that the Purple Line runs directly to Whitefield helps but does not eliminate the distance.

The airport is 50 km away. Roughly 75 to 100 minutes via NICE Road and the ORR. For frequent international travellers, this is a real and permanent cost.

Mysore Road carries heavy through-traffic. It is a national highway corridor with intercity and freight movement toward Mysuru. Peak-hour congestion at the city end is real, and the corridor's own local traffic has grown with residential development.

Corridor perception lags corridor infrastructure. Mysore Road still carries a secondary-corridor reputation in Bengaluru property conversation, despite having an operational metro line that most fashionable corridors lack. That perception gap is precisely why the pricing is where it is — it is the opportunity and the risk in the same fact.

The metro helps with the city, less with the east. A Purple Line journey from Kengeri to Whitefield crosses the entire city. It is possible and it is comfortable, but it is not a short trip.

The Investment Case for Mysore Road

Operational infrastructure, not promised infrastructure. Three Purple Line stations within a short reach, running to the central business district today. Most Bengaluru corridors priced above this one are still waiting for their metro.
